Ocean View Apartments is a deep energy retrofit project in North Vancouver that takes a considered approach to affordable housing — improving what exists rather than starting from scratch. NDY Contracting led a comprehensive upgrade of the building’s envelope and mechanical systems, targeting meaningful gains in energy efficiency, resident comfort, and long-term operational resilience. The result is a newly renovated building that will use 60% less energy and emit 80% less carbon.

Designed to extend the life of the existing rental building while supporting long-term housing affordability, the retrofit reduces operating costs and environmental impact while increasing comfort and safety for residents. Innotech’s high-performance windows are specified as part of the envelope upgrade, delivering exceptional thermal efficiency, durability, and year-round comfort suited to North Vancouver’s coastal climate.
This building has gone from fighting for survival, to aspiring to its most sustainable future – a journey that began when it was protected through the Rental Protection Fund. Innotech Services offers full service window replacement services for custom homes and low to high-rise buildings throughout British Columbia and Alberta. The project scope at Ocean View Apartments included: removal of existing fenestration products, rough opening preparation, installation of new high-performance windows and doors, and interior and exterior finishing.
