High-Performance Building Systems

Built to pursue Passive House Institute US certification standards, the fully electric community emphasizes sustainability, resilience, and resident wellbeing. Advanced building systems, energy-efficient construction methods, and central air filtration contribute to healthier indoor environments with improved comfort and reduced energy demand — reflecting a forward-thinking approach to affordable housing that prioritizes both environmental responsibility and quality of life.

We are always asking how we can push our sustainability goals beyond code in a way that promotes health and wellness,” Mercy Housing Northwest Vice President of Real Estate Development Colin Morgan-Cross explains. “At the end of the day, families deserve a comfortable, safe, and healthy place to raise their children.”

Passive House principles play a central role in the resident experience at Mercy Greenbrae, helping create quieter interiors, improved indoor air quality, and consistent temperatures throughout the seasons. These standards ensure that high-performance construction directly translates to a healthier, more comfortable everyday living environment for residents.

Community-Focused Design

Large glazed openings bring abundant daylight into the interiors while supporting thermal efficiency, durability, and comfort throughout the building. Carefully integrated across the development, the high-performance windows enhance the welcoming atmosphere of the homes and complement the project’s modern, community-focused design.

A Successful Combination

Mercy Greenbrae demonstrates how large-scale Passive House design can successfully combine sustainability, durability, and comfortable everyday living within an affordable, community-oriented environment — setting a new standard for residential development in the region.
